We thought this blog post, The Secret to Real Estate Investing Success was exceptional, particularly for new folks just starting out. Essentially the author explains that there is no magic pill to get you rich overnight. We’ve found the best advice for new investors is this: complete a rehab project first before you jump into wholesaling, or any kind of investing. You’ll get first hand experience on the process no matter if you plan to fix and flip or buy and hold properties. Fred Ezell, President of the South Jersey Investors Club told an interesting story at a roundtable discussion at last night’s monthly meeting about renting to problematic tenants. A few years back, a potential renter tells Fred that his record was sparkling-clean with no evictions or arrests. The applicant turned in his paperwork and Fred wisely submitted it to a tenant screening service to quickly verify that he was in fact, a desirable tenant. Guess what? This gentleman had 12 criminal arrests and 6 previous eviction filings against him.
